We provide general construction, all trade , and specialty property inspection services to residential and commercial clients in the greater Los Angeles area. As our services are generally restricted to a 60 mile radius of the San Fernando Valley, we are currently looking for contracts in this area. Our general permitted construction services comprise structural retrofits, upgrades, and repairs of all sizes; new home and multi family ground up builds; ADU construction; Home and Office additions, and full or partial renovations (kitchens, bathrooms, floors, walls, hardscapes etc.) in the residential and commercial space...for both private and public entities. We are skilled in plumbing, HVAC, refrigeration and electrical trade services and regularly provide investigation, repairs, and installations in all of these areas; enabling our clients the efficiencies of one contact for all trade services. Our site inspection services comprise pre and post sales home inspections, generally working for the buyer or the seller directly. We are looking at the general condition of the property but some areas take precedent. The roof, the plumbing drain and supply systems, the bathroom shower pan and vent systems, the foundation, the storm drain system all around the property, the electrical system capacities and conditions, and structural conditions. We provide drain camera inspection and recording services to drain pipes ranging from 1.5" to 18." We provide water test leak inspections for exterior balconies, roofs, and all areas of the building envelope including doors and windows. We know that finding the specific location/s of any water intrusion is critical to protecting the property long-term and minimizing repair costs and so we have become very good at locating these leaks. Bino Construction is a go-to water test and inspection services provider to our existing clients and work generation from these services continues as a result. Bino Construction also provides water, mold, and fire damage remediation services. This includes removing all wet or burned building materials, mold colonies, and drying and sealing the remaining wall studs from water damage and or removing and sealing VO gases from fire and smoke. The owner or agent typically provides 3rd party lab test and final clearance certificate upon completion of work ensuring growth formations are at the safest levels before we perform any reconstruction. We are in the process of becoming asbestos abatement certified (I would like to understand how big this market is and who the competitors are) but currently do not offer this service. To most of our clients we provide free estimates that compete in both job scope and price, with price being the higher weight for standard difficulty level work in this market space. We have an advantage competing for the higher difficulty level works because we are known to determine and estimate the most difficult construction repair problems correctly and on budget respectively. In conjunction to our free modest project estimates, we also provide major cost estimate services to large design build, retrofit, new construction, and developer projects looking to budget their capital proformas, obtain material lists, and or understand the breadth of all other potential project costs. 75 percent of our business starts from property manager and HOA board member estimate requests. Many of these managers have gained trust with us through our quality work outcomes on most difficult projects over the years. 20% is organic referral based work from private clients. I would like to expand our business starts by regularly pursuing public contracts in one of our specialized disciplines. Perhaps something maintenance oriented, like camera inspection services or hydro jetting. We also provide storm drain sump system system maintenance services, hydro jetting maintenance services, heating and air conditioning maintenance services, and roof maintenance that can include gutter and downspout clearing to our existing clients. Perhaps even facilities maintenance services could be a good fit if a contract comes open for a government building as I have working experience managing and designing these programs in the USAF, hospitality and biotech industries. We have done 3 public projects for Cal State LA and El Segundo, all of which went very well but referrals from the PM there is difficult and the FM folks don't understand cost estimating and pricing impacted by DIR pay requirements and other allocations - so anything they are allowed to approve is always to high to them as individual contributors. So I stopped estimating those disciplines under 100K because it was inefficient and buildings bad press from FM's saying the price is too high. I think it may be best to compete on open projects out to bid solely on price, but determine how to always bid perfectly lower than everyone else without being lower than cost and profit underwater. I'm looking for 1 to 5 year contracts and or projects between 300,000 and 1,000,000. I will also be looking for a funding partner for each large public project as to not affect cashflows for our current business. Perhaps even pursuing a prime contract on maybe the first project. I would also like to hone my estimating skills and learn a bit more about standard estimating methods and the methods that seem to be the preferred to win throughout the nation. I know about Xactimate and some others, but would like to understand more of which system or combination most effective for the most competitive bid winners.
